Homebuilder Confidence Declines Amid High Mortgage Rates
In a concerning trend for the housing market, builder sentiment has declined for the third straight month, dropping from 43 in June to 42 in July, according to the National Association of Home Builders (NAHB). This marks a significant downturn from the record high of 90 in November 2020, with any reading below 50 indicating negative sentiment. The decrease is largely attributed to persistently high mortgage rates, which have remained in the 7% range, deterring potential buyers. In response, more builders have resorted to price cuts and sales incentives to attract customers. Notably, 31% of builders reported price reductions in July, up from 29% in June, while the average price discount has held steady at 6% for the thirteenth consecutive month. Despite current challenges, the sales expectations for the next six months have slightly improved, reflecting a cautious optimism among builders that mortgage rates may decrease as inflation shows signs of easing, according to NAHB Chair Carl Harris.
